Included

What this covers.

Standing-seam metal roofs

Concealed-fastener panels with no exposed screws to back out over time.

Exposed-fastener R-panel

A cost-effective metal option for outbuildings, porches and barns.

Metal over shingle

Where the decking allows, we can go over an existing layer and skip the tear-off.

Energy-efficient coatings

Reflective finishes that cut attic temperatures through an Austin August.

Standing-seam metal roof panels and ridge detail

What standing seam actually means

The panels lock together and the fasteners hide underneath, so there is nothing exposed on the surface to work loose in the heat. It is the more expensive metal system and it is the one we recommend for a house you intend to keep. Exposed-fastener R-panel costs less and has its place — barns, shops, porch roofs — and we will happily install it where it makes sense.

Going over an existing shingle roof

Where the decking is sound and code allows it, metal can sometimes go straight over one existing layer. That saves you the tear-off and the dumpster. It does not always work, and we will not pretend it does — we check the decking first and tell you which way it has to go.

What it costs

Metal costs more up front than asphalt. What you are buying is time: a properly installed standing-seam roof can outlast two shingle roofs, and it holds up to hail that would total a shingle roof outright. We will give you both numbers so you can decide with the real figures in front of you.

Before: Curling, granule-worn asphalt shingles with moss in the valley
After: A dark charcoal standing-seam metal roof with a clean ridge line

Shingle to standing seam

Anderson Mill, Austin

The shingles had started curling and shedding granules, and the north valley was holding moss. We stripped it back and put a concealed-fastener standing-seam roof on instead.

Before: A limestone ranch house with a faded, uneven brown shingle roof

Limestone ranch re-roof

Cedar Park

A faded brown shingle roof on a limestone ranch, with rust showing through the valley metal. Replaced with dark bronze standing seam and a new gutter line to match.

Before: A sagging, rust-streaked corrugated porch roof with peeling posts
After: A new matte standing-seam porch roof with freshly painted posts

Front porch roof

Round Rock

The corrugated porch roof was rust-streaked and sagging, and it had started staining the ceiling boards underneath. New matte standing-seam panels, posts repainted, ceiling replaced.

After: The same workshop with a new dark grey R-panel roof and fresh trim

Workshop re-roof

Georgetown

Weathered galvanised panels with surface rust and screws backing out of their washers. Exposed-fastener R-panel was the right call here — it is a shop, not a house.

Reflective roof for the heat

Hill Country, west Austin

A dark shingle roof soaking up west Texas sun and sagging between the rafters. Light silver standing seam reflects most of it back and dropped the attic temperature noticeably.
