Renovations & Additions in Austin

When you are moving walls, adding square footage or taking a whole house back to studs — the bigger, longer jobs that need engineering and inspections.

Included

What this covers.

Room additions

New square footage, from the slab up and tied into the existing roofline.

Open-concept conversions

Taking out a load-bearing wall properly, with an engineer and a real beam.

Whole-home renovation

A dated house brought forward everywhere at once.

Garage conversions

Turning a garage into living space that feels like it was always there.

Primary suite additions

Bedroom and ensuite added on, framed and finished.

Structural repairs

Rot, settlement and framing problems found and fixed.

A completed room addition blended into the existing roofline

Additions start underground

An addition is not a big remodel. It needs a foundation, it needs an engineer, and it needs the city to inspect it at several points along the way. That is why it takes longer and costs more per square foot than working inside walls that already exist — and why we will give you a realistic timeline rather than the one you want to hear.

Taking out a wall

Half the time the wall you want gone is holding the roof up. That is fine — it just means a beam, and a beam means an engineer's drawing and an inspection. We would rather tell you that on day one than discover it after demolition.

Living in it while we work

Most whole-home renovations happen with the family still in the house. We phase the work, seal off what we are in, and keep at least one bathroom and the kitchen usable wherever we can. It takes longer that way. It is usually worth it.

Recent work

Renovations & Additions we have done.

Drag the handle across any photo to see what it looked like before we started.

Before: A freshly poured slab foundation at the back of a house, ready to frame
After: The finished addition blended into the existing roofline with new windows

Rear room addition

Cedar Park

Around 380 square feet added off the back. Slab poured and cured, framed and tied into the existing roofline so it does not read as an add-on.

  • Addition
  • Foundation
Before: A closed 1980s floor plan with a wall dividing kitchen from living room
After: The same space opened up with a flush structural beam and continuous floors

Open-concept conversion

North Austin

A load-bearing wall between the kitchen and living room. Engineer drew the beam, the city inspected it, and the ceiling came out flush.

  • Structural
  • Open concept
Before: A dated mid-1980s interior with mauve carpet, oak trim and brass fittings
After: The same interior renovated with oak floors, white walls and modern lighting

Whole-home renovation

Georgetown

A mid-eighties house that had never been touched. Floors, trim, doors, lighting and paint throughout, done in phases so the family could stay in it.

  • Whole home
  • Phased
Before: A cluttered two-car garage with bare concrete and exposed stud walls
After: The same garage converted into a bright finished living space

Garage conversion

Round Rock

Two-car garage turned into a living space. Insulated, drywalled, a proper window where the roll-up door was, and its own mini-split so it is comfortable year round.

  • Conversion
  • HVAC
Before: A primary suite addition under construction, framing and trusses standing
After: The finished primary bedroom with a vaulted ceiling and large windows

Primary suite addition

Hill Country, west Austin

Bedroom and ensuite added on. Framed with a vaulted ceiling and big windows facing the trees, which is most of why they wanted it.
